In April of 2000, Little River Development was formed to purchase Larchmont Gardens Public Housing Project from Miami-Dade County. After acquiring the property, it was converted into Sunset PaIm Villas, a town-house style condominium development for affordable homeownership. The development consisted of ten phases totaling 266 units ranging in type from 1 bedroom / 1 bathroom to 4 bedrooms / 3 bathrooms. The development was completed in November of 2003 and has been recognized as a national model.
